REFERRAL DISCLOSURE:

Washington state law requires a real estate broker, who refers a home inspector to a buyer or seller to disclose the nature of the relationship. These are all inspectors we've worked with before and have found to be above standard for other inspectors in the area. These are referrals.

This timeline is dependent on what is negotiated on the contract. On an average contract, the inspection is completed between 2-10 days from mutual acceptance.


The cost of a whole house inspection can start at $400 and go up depending on the square footage of the home and any add on services.


EXPERT TIP: It's a good idea to call a few certified home inspectors before to gain an idea of their costs and services.


Often times, your Realtor will schedule the inspection so that it aligns with the seller's schedule. Your inspection can be scheduled by your agent or yourself, just keep in mind you'll want to let your agent know the time you picked to make sure it's communicated with all parties.


Home inspections can take 1.5-3hrs. This is entirely dependent on the square footage of the home and the speed of the inspector.


As your real estate broker, we will be there with you! (As a licensed Washington broker, we have to be there at all times and cannot leave the premises.)


You can choose to follow the inspector around to see and understand what they are seeing, you can take this time to take measurements, look at the home closer, or wait until the inspector is finished and recap at the end. No matter what, at the end we'll go through the inspection findings and put a game plan together to decide if any repairs need to be negotiated. If your inspector recommends additional inspections by a specialized contractor we will help coordinate and refer additional contractors.


And last but not least, payment is due upon the completed inspection, so come ready with your form of payment.
